Eagle Ridge Rental Guidelines

Our intent is to preserve the character of Eagle Ridge as predominantly Owner-Occupied. Therefore, the following information pertains to Homeowners in the Eagle Ridge subdivision located in Marietta, GA who (a) do not regularly reside on the property and (b) plan to rent their homes to non-family lessees.

It is the responsibility of the Homeowner to read this information and familiarize themselves with the rules associated with renting Eagle Ridge properties. Failure to do so and/or to comply with the regulations could result in the home being deemed unavailable for rental.

Homes may not be leased for a period longer than 2 years unless specifically approved by Eagle Ridge Property Owners Association (EROPA). There shall be no subleasing of homes or assignment of leases without prior written consent by EROPA. Each rental contract may not be for a period of less than 1 year.

All Homeowners who plan to rent their properties must first read the Third Amendment to Declaration of Covenants, Restrictions and Easements for Eagle Ridge Subdivision located here: http://eagleridgesub.com/PDF/thirdamendment.pdf

Homeowners desiring to rent their homes must follow these steps:

1. Apply for a Leasing Permit from EROPA. Submit the Permit and obtain approval at least 7 days prior to signing a rental contract with the Lessee.

2. Once the Permit is approved, the Homeowner must submit a copy of the signed Rental Agreement to EROPA within 10 days of the execution date.

3. Homeowner must provide the Lessee a copy of the Eagle Ridge Covenants, Restrictions and Easements located here: http://eagleridgesub.com/covenants.php


4. Approximately 1 month prior to the current Lease expiration date, the Homeowner will reapply for an extension of the current lease or a new lease.

Homeowners who fail to comply with these Guidelines may be subject to a fine.
